古民家再生を軸とした二拠点居住推進プロジェクトKominka × Dual Residence
「住む」と「訪れる」の間に、新しい地域との関わり方を創るCreating a new way to engage with regions, between “living” and “visiting”
日本では人口減少と高齢化に伴い空き家問題が深刻化し、特に地方部では歴史や文化を受け継いできた古民家が活用されないまま失われつつあります。一方、都市部では働き方や価値観の変化を背景に、自然豊かな地域で過ごす時間や自分らしい暮らしを求める人々が増えています。私たちはこの二つの社会課題を結び付ける新しい地域活性化モデルとして、古民家再生を軸とした二拠点居住推進プロジェクトに取り組んでいます。In Japan, depopulation and aging have intensified the vacant-house problem; in rural areas especially, kominka that have carried local history and culture are being lost unused. Meanwhile, shifting work styles and values are leading more urban residents to seek time in nature-rich regions and a life true to themselves. We pursue dual-residence promotion centered on kominka revitalization as a new model that bridges these two social challenges.
目指すのは単なる不動産活用ではなく、地域との継続的な関わりを生み出し、新たな関係人口を創出することです。古民家を再生し、都市居住者が定期的に滞在する仕組みを構築することで、観光でも移住でもない第三の選択肢を提案します。週末利用・ワーケーション・子育て・地域活動への参加・副業兼業など多様なライフスタイルに対応し、地域と都市をつなぐ新しい居住モデルを実現します。The aim is not mere real-estate utilization but the creation of ongoing ties to a region and a new “engaged population.” By restoring kominka and building mechanisms for urban residents to stay regularly, we propose a third option — neither tourism nor relocation. Accommodating weekend use, workation, childcare, participation in local activities, and side-work, we realize a new residential model that links region and city.
当社は事業モデル設計、地域資源調査、パートナー連携、金融機関との協業、プラットフォーム構築を推進。住宅供給にとどまらず、地域の食文化・伝統行事・農林水産業・教育・医療との接続を重視し、「モノ・マチ・ヒト」をつなぐ地方創生プロジェクトと位置付けています。将来的には地域金融機関・自治体・不動産事業者・古民家再生事業者・交通事業者と連携し、全国で二拠点居住ネットワークの形成を目指します。We advance business-model design, regional-resource research, partner coordination, collaboration with financial institutions, and platform development. Going beyond housing supply, we emphasize connections to local food culture, traditional events, primary industries, education, and healthcare — positioning this as a project that links “goods, town, and people.” In the future, working with regional financial institutions, governments, real-estate and kominka-restoration operators, and transport providers, we aim to form a nationwide dual-residence network.
